We would love to welcome you stay at our beautiful Villas!
Apart from the main high season of mid-July to early-September, we charge rental at the Villa on the basis of a minimum cost for two people. We then add a per person per night charge for each guest in addition to two. This is so that we can offer the Villa for smaller parties and couples at a reasonable rate, and you know you are not paying for extra beds and rooms that you are not using! In the peak Summer season the Villa is charged at one rate only regardless of the number of people in your travelling party.
We do charge the same extra per person nightly price for children using beds but we do not charge the extra person nightly price for babies/toddlers using cots.
Booking can be made with us via this website. Many of our previous and current clients have booked direct with us. Secure payment by credit or debit card can be made using Stripe through the online booking system. We can accept Paypal (on invoice from us) just ask for details.
We are often asked why our rates are in Euros and not Sterling. This is because our business and trading are all based in Portugal, along with our accountants and bank. Portuguese law places on us certain requirements as a holiday rental in Portugal and therefore our business function is based in Portugal and not the UK.
We also have listings on VRBO (formerly HomeAway) and Holiday Lettings (from Trip Advisor). Both of the latter sites charge a ‘Service Fee’ to travellers which is made of a percentage of your rental costs for the period of your booking. These service charges are set by those companies and the service fees charged are between the traveller and the company; we would like to highlight that they are not fees charged by us, and we do not receive them. We quite understand that some travellers prefer to book through a nationally recognised company which offers some traveller protection (both web sites will explain to you what the service fee covers for you as a customer) and that option is open to you.
If booking direct with us a deposit of 20% is payable on booking. The balance is due 42 days before arrival. If booking with a third-party website the amount of deposit required may be up to 25%; this is because of the individual site’s policies available for us to use.
Any booking which cancels at least 60 days before arrival will get back 100% of the amount paid.
Any booking which cancels between 30 and 60 days before arrival will get back 50% of the amount paid.
Any booking which cancels fewer than 30 days before arrival will not receive a refund apart from any damage deposit paid.
A €100 security for damage or breakages is required, which will be refunded in full or in part once the property has been inspected. For clients paying direct we retain the damage deposit separately until your stay is over, and the house manager has inspected for us. Once she is satisfied all is well, we will then release the damage deposit back to you within seven days of your departure. For clients booking through HomeAway or Holiday Lettings, your damage deposit is retained by those companies until release is authorised and is payable by them not us.

We are aware of media coverage of holiday rental ‘scams’, so to help you know what to expect from us –
- We will never ask you for full payment at the time of booking unless you are booking less than six weeks before arrival, as per our booking terms and conditions
- We will never ask you to change your preferred method of payment unless you have requested to and wish to discuss it with us beforehand and we are more than happy to speak to you in person to confirm any details about direct payment.
- We will always confirm receipt of any direct payment as soon as it arrives with us
- Every transaction will be further recorded via e-mail contact between you and us and you can contact us at any time
